B&B and APARTMENT
1. What is the difference between an apartment (flat) and a B&B?
An apartment (or vacation home) is a separate apartment for guest use only.
The host does not live in the unit and may or may not live in the building.
All units have a kitchen or built-in wall kitchen for preparing simple meals.
Sheets, towels and dishtowels are always supplied. Breakfast is not included.
A B&B is 1 or more rooms within a home rented out to guests usually for short periods.
The bathrooms are either private for guest use only or may be shared with other guests or the family.
The arrangements are clearly stated in the descriptions.
Sheets and towels and an Italian style breakfast are provided.
Usually the host family lives in the apartment.
However, there are some B&Bs that are professionally run and the host does not live in the apartment
but they will still provide breakfast. If units are professionally run it is clearly stated in the description.
BATHROOM
2. What is the difference between an en suite bathroom, a private bathroom and a shared bathroom?
An EN SUITE bathroom is inside the room and is only available to those occupants.
A PRIVATE bathroom is outside the room but is for exclusive use of the guests in that room.
A SHARED bathroom is outside the room and is shared with the host family or other guests.
BREAKFAST
3. What type of breakfast is served in a B&B?
Normally a continental breakfast is served. This usually consists of coffee, tea or a beverage,
a simple breakfast role (croissant or cornetto) and condiments such as butter and/or jelly.
Italian law does not permit food that has been prepared by hand to be served in B & Bs so the breakfast
food items are store wrapped or are in small packs such as butter and jelly.
4. Is breakfast included in an apartment unit?
Breakfast is not included.
However, some hosts do provide items such as tea, coffee, sugar, etc., for the guest to prepare.
This is a decision made by the individual host.
CLEANING/TOWELS/BED LINENS
5. Are bed linens and towels provided in an apartment/B&B?
Yes, See number 1.
6. How often are bed linens and towels changed?
According to the Regional Regulations bedding and towels must be
changed for each new client.
For B & B occupancy longer than a week they will be changed at least twice a week.
If you have any specific needs discuss them with the host upon your arrival.
7. How often will the room or the apartment be cleaned?
According to the Regional Regulations a B&B room & bathroom must be
cleaned daily and an apartment must be cleaned for each new client.
KEYS
8. In a B&B do I receive a key to my room or to the main door?
Key arrangements should be made with the host at the time of your arrival.
If you wish to have a room key, request it when you arrive. However, keep in mind that the host must have access to the room and will enter for cleaning or any emergencies that might arise.
Providing a front door key is a decision made by individual hosts. If the host does not provide a front door key someone will always be available to allow entrance to the guests.
9. Are there any curfew requirements regulations?
There are no curfews or specific time at which a guest must return to be allowed entrance.
CHECK-IN/CHECK-OUT
10. What is the check in time at the accommodation?
Our company has set a policy that check-in time can begin at 12 pm.
Please note that some hosts do not accept (late arrivals) or charge an additional fee for late arrivals.
This information will be noted in the unit description.
If, on the day of your arrival, there is a departing guest in your accommodation you may be asked to leave your bags and to take possession of the room or apartment a little later so there will be time to clean the room.
11. Is there an extra fee for a late arrival?
This is determined by each host and is clearly stated in the description of the accommodation and noted in your reservation and confirmation form. (see question n. 10)
12. What is the check out time?
Check out time has been set for no later than 10 am. However, you may ask the host if luggage may be left to be picked up later in the day. Final arrangements for leaving luggage must be agreed upon between you and the host.
13. If I have a late flight departure may I stay in the unit or leave my luggage in the unit?
These arrangements are handled on an individual basis by each host (see question 12).
We suggest that upon your arrival you inform your host of your departure needs or let him know in advance and he will do his best to meet them. Please understand that your requirements on the day of your departure are subject to the arrangements necessary for incoming guests.
14. When I am in the B & B or apartment is the owner allowed to enter?
Only with your permission. However, keep in mind that the host must have access to the room and will enter for cleaning and any emergencies that might arise.
15. Do I receive a phone number for the B & B or apartment owner?
That information is included in your conformation form. If you do contact the host and have language difficulties please ask for assistance from the Association staff during office hours.
16. May I go to the B&B or apartment to check it out before I book it?
All information must be obtained from the WEB site and in discussions with the Association staff. Premise visits are not permitted.
PRICES/PAYMENT
17. What does the notation "1", "2", etc. signify in the Web price of the accommodations?
The numbers refer to the number of persons who can occupy the facility and the daily price for that number of persons.
18. Is the price on the web site per person or per room?
The price is per room for the number of persons indicated.
19. If I don't think it is safe to send my credit card number over the Net or by Fax how can I make the initial down payment?
You may also make the payment using a bank transfer payment or PayPal. We will provide you the details for making this type of transfer.
20. May I pay the down payment with PayPal?
Yes, we do accept PayPal payment other than your credit card.
21. When do I have to pay the remaining balance for my stay?
You must pay the host the entire balance noted on your confirmation form at the time of your arrival. Payment must be in cash. Credit cards are not accepted.
22. Are taxes included in the rates I find on the web?
The prices quoted on the WEB include all taxes except for the new City Tax of 2 euro per day/per person. Only the first 10 nights are subject to this tax. Children up to 10 years are exempt.
23. Is any fee, such as a breakage fee or final cleaning fee, requested at the time of arrival?
In almost all cases no final cleaning fee is charged. If such a fee is required by the host it is clearly stated in the description and noted on your reservation and confirmation form.
If an accident (breakage, etc.) occurs during your stay we expect our guests to report it to the host, discuss a settlement and agree upon a fair compensation.
RESERVATION/CONFIRMATION/TROUBLE
24. How do I make a reservation? How do I pay for the accommodation; What are the payment policies? What are the cancellation policies?
25. I reserved a room/unit through the B&B Association of Rome but I did not receive any confirmation and I don't know the address of my accommodation.
The B & B Association will send you a confirmation immediately after all arrangements and initial payments have been settled. If you do not receive your confirmation within 2 working days please call us immediately. Otherwise we will assume you have received the confirmation.
26. If I have any difficulties when I arrive or during my stay whom do I contact?
If you have any specific questions about items such as malfunctioning equipment, operating instructions, etc., please discuss them with your host.
If the accommodation does not generally meet your expectations according to the description or there are any problems between you and the host, PLEASE contact us as soon as possible while you are in Rome. We will do our best to resolve them.
Contacting us after you have left the unit and/or Rome and then asking for a refund, etc., seldom brings a positive resolution.

27. Does the Association offer pick up service?
The Association does not offer pick up service. However, a few of the host families do offer this personal service for an additional fee. If you are interested in this service contact the host after you have received your booking confirmation to make the arrangements.
